Nick Morales stated that his net worth equity in real estate is approximately $5.5 million, based on his stake in a $50 million portfolio. He clarified that this equity is not easily liquidatable due to debt, which he estimates at 60-66% of the asset base. Morales also mentioned he operates a 'fee-less platform' for his deals.
“So, the real estate equity I can market off of because I know values of the assets and the areas and, you know, the cap rates and the NOI's that are on those assets, you know, up stabilization or at the current rate that I've gone them out. So I can have an idea of what my net worth is in that area.”
“But my net worth is predominantly based off of the assets themselves. As far as like cash assets and those things, I don't own any cash assets. I mean, I just pretty much dump dollar I have into the management arm, the employees, the staff, the trucks, you know, the facilities to be able to control and scale my assets on a larger base.”
“So, uh, but my equity is roughly in that area. Although you cannot spend equity, so this is why I have multiple different up things to continue to help you reperform, you know, to acquire more assets.”
